      OUR SERVICES

      Rochester NY property management by Torres Turn Key offers both full-service stewardship of your investment building or an a la carte range of services to assist you and your lessees with the day-to-day upkeep of a rental contract.

      We will be there from the start to the end of the journey with each of your tenants, beginning with the advertising of the rental unit in Rochester NY. Property management services kick in as soon as applicants start to make their offers.

      We will perform the background and reference checks, collect all the requisite Social Services, section 8 and other government agency documentation.

      Your tenants will be instructed in the lease terms, the facilities of the apartment and the correct use of all appliances, utilities etc. Before they move in we will organize and carry out the pre-lease inspection.

      After your leaseholder moves in they will have access to the 24-hour maintenance hotline that we offer for emergencies. For any repairs required we will source the estimates and approval from suppliers. Your rent collection is undertaken by our team, and we conduct regular inspections to make sure that the unit is being properly maintained by the occupant.

      When the lease comes to an end we will carry out the post-lease inspection and reconcile the security deposit with an itemized list prepared at the inspection. In the unfortunate event that an occupant needs to be removed, Torres Turn Key will undertake to file any paperwork for eviction and to liaise with the relevant authorities on your behalf.
